Fort Carson off-post housing,
on post vs off post, BAH and schools.
Living off base at Fort Carson means renting or buying in Colorado Springs or the towns around it and paying for it with your Basic Allowance for Housing (BAH). This page puts the whole decision in one place: how on-post and off-post housing actually differ, the official 2026 BAH table, the main off-post areas, which school districts serve those areas, and what to line up before you sign anything.
Off post in one minute.
- Your BAH pays for it. Fort Carson is in the Colorado Springs, CO Military Housing Area (CO046). For 2026, BAH with dependents runs from $2,160 (E-1 to E-4) to $2,955 (O-7 and above). The full table is below.
- On post, your full BAH becomes the rent. Off post, you choose the home and the landlord (or the mortgage), and anything under your BAH stays with you.
- Commute is the biggest variable. Fountain and Security-Widefield are usually the shortest drives. Stetson Hills / Cimarron Hills runs about 25 to 45 minutes, Briargate about 35 to 55, and Monument / Tri-Lakes about 45 to 70, depending on traffic and your gate.
- Schools follow the address, not the neighborhood name. Off post you can be in one of several districts. Always verify the assigned school by exact street address.
- Keep both doors open. If on-post housing is your first choice, get on the waitlist early and line up an off-post plan you would actually accept.
What you actually trade.
Neither option is automatically smarter. They solve different problems. Here is how the two compare on the things that usually decide it.
| On post | Off post | |
|---|---|---|
| Who runs it | Privatized: Balfour Beatty Communities has managed Fort Carson Family Homes since 2003, about 3,000-plus homes across multiple villages. | A private landlord or property manager if you rent. You, if you buy. |
| What it costs | Your full BAH becomes the rent. Utilities are generally covered up to a baseline allowance; overages can be billed back. | Rent or mortgage plus utilities, insurance and any HOA. If the total is under your BAH, you keep the difference; if it's over, you cover it. |
| Getting in | Waitlist by rank, bedroom count and PCS season. Can be quick or several months. | Depends on the market and your timing. No waitlist, but you need a lease or a closing date that lines up with your report date. |
| Commute | Often under 10 minutes door to work. | From short (Fountain, Security-Widefield) to 45–70 minutes (Monument / Tri-Lakes). |
| Schools | Fountain-Fort Carson School District 8 (FFC8). | FFC8, Harrison 2, Widefield 3, Academy 20, Lewis-Palmer 38, Cheyenne Mountain 12, District 11 or District 49, depending on the address. |
| Equity | None. The housing spend doesn't become ownership. | Possible if you buy and the numbers work for your timeline. |
| Control | Housing rules, inspections and the contractor's maintenance process. | Your choice of home, pets, landlord and (if you own) changes to the property. |

What your BAH is off post.
Off post, BAH is your housing budget: rent or mortgage, standard utilities and baseline housing costs. A home that fits inside BAH isn't automatically a smart decision. Colorado homeowner's insurance (hail is the big one on the Front Range), winter heating and HOA dues all belong in the math before you decide.

Five off-post areas most searches compare.
This is orientation by commute and school district only. The Fort Carson Standard doesn't rate or characterize neighborhoods. Each area links to its full breakdown.
Commute isn't just distance. It depends on where your unit sits on post and which gate you'll realistically use: a technically closer home with poor gate alignment can feel longer than a farther one with a clean route in. Fort Carson's official site, home.army.mil/carson, lists current gate hours. To research crime data yourself, the City of Colorado Springs publishes CSPD's official crime map. Your conclusions are your own.
Off post, the address picks the school.
On-post addresses fall into Fountain-Fort Carson School District 8 (FFC8), a Purple Star district with formal support for military-connected students. Off post, the district depends on the exact address. Neighborhood names don't reliably tell you: a Security-Widefield address may feed Harrison 2 or Widefield 3, and a Stetson Hills or Cimarron Hills address may feed District 11 or District 49.
- Verify by exact street address with the district before you sign a lease or write an offer.
- Ask about the military student liaison, IEP and Section 504 transfers, and mid-year enrollment. Colorado participates in the Interstate Compact on Educational Opportunity for Military Children (MIC3).
- Online ratings are one data point, not the decision. We don't publish school ratings. Talk to the campus.
District-by-district notes and the questions to ask are on the schools page.
Renting off post vs buying off post.
- Your assignment looks stable for three years or more.
- You can absorb closing costs and maintenance surprises.
- You have a clear plan for the next PCS (sell or rent it out).
- The monthly budget still works after Colorado insurance, winter utilities and HOA costs.
- Your timeline is uncertain.
- The margins under your BAH are tight.
- You want time to learn the neighborhoods, the altitude and the gates first.
- You'd rather not commit to an address sight unseen.
If you're using a VA loan, ask whether a VA assumable loan could work for you. Courtney Gibbs explains how they work at PCS to Carson. The Honest Guide walks through the full rent-vs-buy math.
The off-post checklist.
- Know your number. Your 2026 BAH for your rank and dependents, and a budget you're comfortable with, not the most a lender approves.
- Decide what you can't compromise on: commute, schools, budget or lifestyle. Let that one drive the search.
- Map your gate. Find out where your unit sits on post and which gate you'll use before you fall for an address.
- Verify the school district by exact street address.
- Price the extras: homeowner's or renter's insurance (hail), winter heating, HOA dues.
- Keep an on-post backup. If you want on-post housing at all, get on the waitlist early.
- Time it to your report date. Lease start or closing should line up with your arrival, with margin for delays.
- Plan for altitude and winter. Fort Carson sits around 6,000 feet, and a move between mid-fall and early spring adds snow to the plan.
Fort Carson off-base housing questions.
Can I live off post at Fort Carson and use my BAH?
Yes. Off post, your BAH is a monthly allowance you use for rent or a mortgage and standard housing costs. On post, your full BAH goes to the housing operator as rent instead. Single junior enlisted soldiers should check their unit's barracks policy first.
What is the 2026 BAH at Fort Carson?
Fort Carson is in the Colorado Springs, CO Military Housing Area (CO046). 2026 BAH with dependents runs from $2,160 for E-1 through E-4 to $2,358 for E-5, $2,433 for E-6, $2,595 for O-3 and $2,955 for O-7 and above. Without dependents the range is $1,689 to $2,616. Confirm your own rate on the official DTMO BAH Rate Lookup.
Is on-post or off-post housing better at Fort Carson?
Neither is automatically better. On post trades equity, school-district choice and control for a short commute, on-post services and BAH-as-rent simplicity. Off post gives you choice of home, district and landlord (or ownership) in exchange for a longer commute and more to manage.
What are the main off-post areas near Fort Carson?
Most searches start with five areas: Fountain and Security-Widefield south of post (usually the shortest commutes), Stetson Hills / Cimarron Hills in east-central Colorado Springs (about 25–45 minutes), Briargate and the Powers corridor on the north side (about 35–55 minutes), and Monument / Tri-Lakes (about 45–70 minutes).
Which school district will my kids attend if we live off post?
It depends on the exact address. Off-post areas around Fort Carson are served by Fountain-Fort Carson District 8, Harrison 2, Widefield 3, Academy 20, Lewis-Palmer 38, Cheyenne Mountain 12, District 11 and District 49. Neighborhood names don't reliably tell you the district, so verify with the district by street address.
How long is the on-post housing waitlist?
It varies by rank category, bedroom count, PCS season and turnover, from relatively quick to several months. Summer is usually the busiest. Get on the list early and keep an off-post plan you'd accept if the wait runs long.
